Our neighborhood was established in 2004 with phase 1. There are 107 homes in our neighborhood. We have a park, playground, and lots of green space throughout.

We are in the award winning Beavercreek City School District and conveniently located walking distance to shops, restaurants, and a mall. Our neighborhood entrance is at the corner of Big Woods Trail and New Germany Trebein roads.

Your dues and how they’re used:

We often get the question, “What exactly are the dues collected from the Annual Assessment used for?”

Well, the great thing is that it’s not a secret! Each year we notify Hickory Ridge homeowners of the Annual Budget, which includes a detailed list of what it takes to run the Homeowners Association. The total dollar amount of the Annual Budget is what helps us determine how much the Annual Assessment will be for each homeowner.

We do our absolute best to steward the money we collect as wisely as we can, so as to keep the amount we require of each homeowner as low as possible while still accomplishing our mission of promoting a high quality of life for all Hickory Ridge homeowners.

Below is a breakdown of what the dues pay for each year.

First, a portion of all the dues collected are set aside into a Capital Reserve fund. This is considered a best practice. The funds set aside are intended to grow and eventually be used for larger capital expenditures, such as improvements to our common areas.

The remaining dues are applied to the following budget categories:
-Utilities (water and electric for common areas and front gates)
-This website (there’s a yearly fee to host it)
-PO Box (there’s a yearly fee to rent it)
-Property Taxes (assessed on our Common Areas)
-Liability Insurance (protects the HOA as a company, and its Board members)
-Supplies (for things like mailers, the Annual Meeting, etc.)
-Landscaping (mowing and general upkeep of the entrances, park, and playground)

As you can see, the budget defines categories for both administrative and operational activities, and for the general upkeep and future improvement of the Common Areas. Important to note is that your dues are NOT used to pay a salary to any of the Board of Directors (all Board positions are voluntary), nor do they go to support any political party or campaign. They are strictly used to support the ongoing activities of the Association and its mission to improve Hickory Ridge and sustain a high quality of life for our homeowners.
